Warsaw monthly property snapshot — March 2026

I’ve checked the March 2026 figures for detached homes in Warsaw, but the sample construction is still unclear. The headline numbers are 22 days on market, a 2.8% decline in asking prices and noticeable financing sensitivity around PLN 1,580,000.

Before treating this as a monthly direction, I’d want to know whether the fall comes from sellers reducing the same properties or from a different price-band mix. Completed sales, inventory changes and neighbourhood splits would help, as would the publication date and any later revisions. Local observations are useful too, provided they are identified separately from the citywide figures.
 
I would not interpret the -2.8% yet without the sample definition. Is it the change in asking prices for the same listings, or a comparison between two different monthly listing pools? The 22 days also needs a start and end point—first publication to removal may not mean first publication to sale.
 
Price-band mix could easily distort this, especially around PLN 1,580,000. A month containing more lower-priced homes can pull the headline down even if individual sellers barely changed their expectations. Please split the sample by price band and neighbourhood, and keep detached homes separate from other property types.
 
I agree the definitions matter, but I would not wait for completed-sale data before publishing anything. Asking-market movement can still be a useful early signal if it is explicitly labelled. Completed transactions will arrive on a different timeline and should be shown as a separate series rather than used to overwrite the March snapshot.
 
One practical format: observation period, sample size, property type, price band, neighbourhood, new inventory, removed inventory, asking-price change, time-on-market definition, evidence link and last revision date. Blank fields are better than estimates. That would also make later corrections visible instead of silently changing the headline.
 
Inventory needs more than a single total. New listings, genuine removals and relisted homes can point in different directions, while repeated listings may make supply and time on market look higher or newer than they are. Until those are separated, I would describe 22 days as an indicative listing measure, not evidence that detached homes are completing sales that quickly.
