Toronto detached at C$1.357m: adjusting one sale for size and condition

The practical constraint is that I have only one completed sale to support the estimate. The property is a Toronto four-bedroom detached home of about 2,310 sq ft, in average condition and listed at C$1,357,000. Its light and location appeal to me, while the dated interior is the obvious cost.

Three active listings provide context, but I do not want their asking figures to create false precision. How would you compare the sold home’s floor area and condition with this one, especially if the measurements may treat basement space differently? I would also like to account properly for parking, lot or outdoor space and the exact street position.

My base case assumes prices are flat. Before relying on it, I plan to have the figure checked through a formal local appraisal.
 
With only one completed sale, I wouldn’t apply a generic price-per-square-foot adjustment. For condition, use a range from zero if the sold property was similarly dated to a quote-backed cost allowance if it was clearly superior. For floor area, adjust only the incremental difference and test several rates rather than treating every square foot equally. The biggest missing fact for me is the precise micro-location of the sale versus this house, followed by parking and outdoor-space differences.
 
The stated area is easy to find. What remains unclear is whether both homes were measured on the same basis, particularly if one figure includes basement space.

Renovation quotes can help, but they do not settle the condition adjustment. Cosmetic work is reversible; an inferior lot, awkward street position or genuinely smaller above-ground area is not. Buyers may also price in disruption quite differently from the contractor’s bill.

I would make a simple comparison table covering sale date, measurement basis, condition, parking, outdoor space and location within the street. The three unsold properties can show the competition, but the completed transaction should carry more weight.
