Offering 5% below asking on a Bengaluru studio

The 111 days on the market changed my view: instead of starting near the asking price, I am considering an opening offer 5% lower. The property is a Bengaluru studio listed at ₹104,800,000 and it requires updating. Similar nearby listings support the general area, but there are too few completed transactions for me to know where buyers are actually agreeing deals.

Would 5% below be a credible starting point if I include proof of finance and offer flexibility over completion? I want to give a short commercial explanation, not criticise every minor defect.

I also do not want the stronger headline offer to come at the cost of inspection, financing or appraisal-gap protection. How long would you leave it open? And is it cleaner to account for visible updating in the offer now, while reserving later credit requests for material inspection findings?
 
Five percent is a defensible opening position, not an extreme one. Keep the explanation short: limited evidence from completed sales, 111 days on the market and an allowance for updating. Pair it with financing proof, a realistic response deadline and the flexible completion date. I would not waive inspection or financing protection merely to make the number more attractive. If the inspection reveals expensive issues, negotiate those separately rather than guessing at them now.
 
I’d be cautious about leaning too heavily on the 111 days. It may indicate an ambitious price, but it could also reflect a seller who is in no hurry. Ask the agent what matters besides price and whether earlier offers failed over financing, timing or condition.

Also, a 5% reduction followed by broad repair-credit requests can look like negotiating twice. Limit later requests to material findings. Before paying a deposit, make sure the written terms clearly address inspection, financing, appraisal shortfall and when the deposit could be at risk; the precise treatment depends on the Bengaluru transaction and contract.
