Choosing a broker without clear boundaries can leave a buyer unsure what is being handled and what remains their responsibility. I have availability for mortgage broking work connected with Jakarta property purchases.

Before work starts, I set out the agreed tasks, likely timetable, outputs, fees and matters outside the service in writing. Anyone making an enquiry can share a broad property description and intended purchase timing without posting sensitive details. Before appointing any provider, check their credentials, professional insurance, fee basis, possible conflicts and whether any part of the work will be delegated.
 
Could you clarify what the deliverables normally cover? For example, does the written scope distinguish between comparing available mortgages, helping prepare an application and handling follow-up questions? It would also help to know whether fees are fixed, staged or dependent on the outcome, without needing to post exact amounts here.
 
I would add response time to Rosa’s questions. “Expected timing” can mean the overall process, but clients also need to know how quickly routine messages and urgent lender requests are handled. Is there a typical communication schedule, and are any parts of the process passed to someone else?
 
A written scope is useful, but I would not treat it as sufficient by itself. The important part is whether the exclusions are specific. Valuation, legal work, tax questions and final lending decisions should not be left in a vague grey area. In Indonesia, anyone considering the service should also verify the stated credentials and insurance independently before agreeing to proceed.
 
The conflict point deserves a direct question too: is any payment received from a lender or another party, and if so, how is that disclosed? A practical comparison would be to ask each broker for the same items—deliverables, exclusions, fee basis, communication times and who will actually handle the work—then compare the written answers rather than relying on an introductory call.
