I can see the case for beginning with broad market comparisons, but I suspect one well-documented Dublin example may be more useful. I work in construction and have been looking at serviced apartments, renovation and management costs, transaction expenses, and differences between advertised prices and completed deals.

I am here to learn how other markets handle the same questions without losing sight of local details. For Ireland, would you begin on the local board, with completed-price evidence, or by building a checklist for first-purchase costs? I am interested in both the investment side and how people structure their research.
 
The best starting point depends on what you intend to buy. A serviced-apartment investment and a first home need different evidence, particularly once management, vacancy and renovation costs enter the calculation.

Which of those are you actively modelling? If it is the investment, I would use the Dublin board to find comparable completed prices and then keep purchase and operating costs in separate columns. If it is a first purchase, begin with the acquisition-cost questions and add market comparisons afterwards.

Before comparing markets, define what is actually included in each advertised figure: management, maintenance, financing, renovation and vacancy assumptions can all change the result. Completed-price data is useful, but comparable condition and property type matter as much as location.

Record the advertised price, completed price when available, purchase costs, mortgage comparisons, expected renovation work and property-management costs. Keep legal questions in a separate checklist for an Ireland-based professional, since cross-market comparisons can obscure local differences. Once that model is consistent, comparisons with other cities should be much more meaningful.
