What should a useful building inspection include for a Buenos Aires purchase?

I’m comparing inspection services for a detached home in Buenos Aires priced around ARS 1,294,000,000. The scopes are surprisingly inconsistent: some firms mention negotiation and document coordination, while others appear to stop after introducing an inspector.

What should be included in writing—site inspection, photographs, defect priorities, repair implications, document handling, response times and follow-up before closing? I also want fees and exclusions stated clearly, including any extra cost related to a financed purchase. My main concern is accountability: if an issue appears between offer and closing, who answers it and by when? Argentina-specific examples would help.
 
At minimum, I would separate the technical inspection from transaction coordination. The quoted scope should identify who visits, what parts of the house are accessible, what evidence the report contains, the delivery deadline, whether questions after delivery are included, and what is explicitly excluded. Negotiation or document chasing should be a separate priced service rather than implied by “inspection.”

Also ask whether the inspector is independent of whoever made the introduction. A named contact and written trail for unresolved items matter more than frequent notifications.
 
The missing fact is your offer and financing timetable. A thorough report delivered after a lender, seller or closing deadline may be useless, while a fast visual visit may miss issues that require specialist evidence.

Before appointing anyone, send the same short list to each provider: total fee in ARS, payment timing, report date, sample scope, exclusions, follow-up availability, and what happens if an area cannot be inspected. I would not expect one inspection firm to remain accountable for every step to closing unless that coordination is expressly included. Keep a fallback option to commission a separate specialist if the first report flags uncertainty.
