What should a genuinely useful renovation planning service include in Argentina (5 bed)

I’m comparing renovation-planning services for a five-bedroom small multifamily in Buenos Aires, priced around ARS 788,900,000. The problem is that the same label seems to cover everything from negotiation and document coordination to little more than an introduction.

Before making an offer, what scope should I reasonably insist on? I want response deadlines, transparent fees, evidence of local expertise, a clear document trail and one named person accountable between offer and closing. Argentina-specific examples of useful contract wording or deliverables would help more than a sales pitch.
 
Ask each provider for a written scope divided into before offer, after acceptance, closing and renovation handover. Every task should show who performs it, the fee, the expected response time and what happens if that person is unavailable. I would also require written records of assumptions behind the renovation budget and a list of items explicitly excluded. If negotiation or document coordination is advertised, “introduction only” should not satisfy that promise.
 
The missing fact is whether the building is vacant or occupied, and whether the proposed work affects individual units or shared parts. Those answers could change both timing and the cash downside of delays.

Also, are you hiring one service to assess the renovation, or expecting it to manage the property transaction too? If it is the latter, ask exactly which Buenos Aires specialists remain independently responsible for legal, title, tax and technical matters.
 
I’d push back on requiring the renovation planner to be accountable all the way to closing. A named coordinator is useful, but that person may not control legal or seller-side delays. Making one firm nominally responsible for everything can blur responsibility rather than clarify it.

Better to have a responsibility table: task, decision-maker, required document, deadline and escalation contact. Then confirm which advice is independent and which parties are being paid through the transaction.
 
Send all candidates the same one-page request and compare their written answers. Include the ARS 788,900,000 price, five-bedroom layout, occupancy status, intended works and target offer date. Ask for the quoted scope, exclusions, fee triggers, response deadline, sample reporting format and evidence of relevant Buenos Aires experience.

Before paying, have the engagement terms and transaction documents examined by appropriate local advisers. Keep a fallback plan too: if the provider misses an agreed deadline, know which tasks can move to separate legal, technical or negotiation support without stopping the purchase.
