Wanted: off-market detached home in Dubai up to AED 697,300

I’m looking for a detached home in Dubai with one bedroom and roughly 80 m², up to AED 697,300. Habitable condition is important, but I’m happy to improve it gradually.

Quiet-market opportunities are welcome. Owners or representatives can initially send the location, floor area basis, tenure, condition, asking-price rationale and known local charges. Representatives should also be able to confirm their authority. I’ll only proceed where ownership and basic cost information can be verified.
 
The main constraint may be “detached” rather than the bedroom count. Would you consider a compact villa-style property that is genuinely separate but has a smaller internal area, or must both the detached format and roughly 80 m² be met? Clarifying that should prevent unsuitable apartment and townhouse suggestions.
 
Also define what the 80 m² refers to. Sellers may describe internal floor area, built area or total land area, and those are not interchangeable. Are you flexible on the part of Dubai, and do you have a preferred tenure? Without those two details, it will be difficult to judge whether an asking price has a sensible rationale.
 
I would not assume an off-market property will be cheaper. Some owners choose quiet exposure for privacy or convenience, while others may test an ambitious price without public comparison. Ask how the figure was reached, but compare the property’s condition, usable floor area and recurring charges as well. A low headline price can be misleading if substantial work or costs sit behind it.
 
A short response format might help: area of Dubai; exact property type; one-bedroom layout; internal and built areas; tenure; current occupancy; visible repair needs; asking price; recurring local charges; and whether the sender is the owner or an authorised representative. After the basic fit is established, request verifiable ownership information and an itemised cost outline before arranging anything further.
 
I’d stage the document request rather than expect sensitive ownership material in the first message. First establish location, size, condition and price; then verify the sender’s identity or representative authority and inspect the relevant documents through an appropriate process. That protects both sides while still filtering out vague approaches. The missing location flexibility remains the biggest issue—Dubai-wide is too broad for meaningful price comparisons.
