I would like a maintained one-bedroom home near Delhi within a target of ₹28,810,000, but I am trying to avoid paying for something that immediately needs major building or structural repairs. An older kitchen or worn finishes would not put me off if the underlying condition is good.

Transport matters, although the exact area can remain flexible for the right journey. Please send the neighbourhood, usable area, tenure, availability and a floor plan showing a genuinely separate bedroom—for example, not a living room divided by a temporary partition. An indication of price flexibility would also be useful.
 
“Near Delhi” covers a lot of ground, so the most useful missing detail is your regular destination. A home with good general transport links may still create a poor daily journey if it is on the wrong side of the city. Are you prioritising central Delhi access, a particular station, or another employment area?
 
Also clarify what counts as a 1-bed for you. Some listings may have a genuinely separate bedroom; others may rely on a small multipurpose room or an awkward partition. Asking for a floor plan, rather than just the bedroom count and total area, should filter those out.
 
I wouldn’t narrow the neighbourhood too aggressively before seeing what the budget buys. Start with transport time and building condition, then compare areas. One point on the ₹28,810,000 figure: is that the absolute purchase ceiling, or the target price before transaction costs and any interior updates?
 
Since dated interiors are acceptable, separate cosmetic work from building-level concerns when people respond. Old flooring, cabinets or paint are one thing; recurring damp, significant cracking, neglected common areas or unresolved major repairs are another. You may get clearer offers if you ask respondents to use one compact format: neighbourhood and nearest useful transport connection; asking price; internal floor area; tenure; floor and lift access; exact bedroom arrangement; current occupancy; expected availability; and any known major works. That makes different properties much easier to compare.
 
Agreed on the format, but I’d add approximate journey time to the OP’s actual destination once that is known. Distance to a station alone can be misleading if the onward route is inconvenient. The two decisions needed now are the preferred commute endpoint and whether ₹28,810,000 includes all associated costs; after that, suitable areas and listings can be screened consistently.
