I’m looking for an off-market villa in Los Angeles with 3 bedrooms and roughly 1,450 sq ft. My ceiling is $885,000. It should be habitable now, but I’m comfortable improving it gradually rather than paying a premium for a fully renovated property.

Owners or authorized representatives can send a short summary first, including asking price, approximate floor area, present condition and known local charges. Before proceeding, I’ll need to verify ownership, the representative’s authority where applicable, documented costs and the basis for the asking price.
 
You may get better leads if you explain what you mean by “villa” and narrow the part of Los Angeles. Also, is 1,450 sq ft a firm minimum or simply a target? Quiet-market owners are less likely to engage when they cannot quickly tell whether the location and size fit.
 
For an off-market approach, I’d separate the first contact from document verification. A seller may reasonably avoid circulating ownership papers immediately. Start with the address or general location, price, floor-area basis, condition summary and whether the sender is the owner or a representative. Then request the sensitive supporting material only from plausible matches. Redacted copies may be enough initially, provided the relevant ownership or authority details can ultimately be verified.
