I am torn between keeping the search broad enough to find a genuine five-bedroom home and narrowing it now to places with practical transport into São Paulo. My ceiling is R$3,612,000, although there may be some flexibility for the right floor area and layout.

I do not mind dated rooms, but I want to avoid major structural work immediately after purchase. For any possible match, it would help to know the area, approximate journey into the city, internal floor space, bedroom arrangement, occupancy status and likely availability. Please also say whether the price is firm.

If five full bedrooms are available within budget, that is my preference. If supply is limited, I would consider four bedrooms plus a properly sized office or guest room, provided the floor plan makes the compromise clear.
 
You may get better matches if you define “near São Paulo” by an acceptable journey rather than distance. Is the transport requirement for a daily commute, occasional trips into the city, or access to a particular part of São Paulo? Those could produce very different shortlists.
 
Also clarify what counts as five bedrooms. Would four bedrooms plus a proper office or guest room work, or must all five be established bedrooms? Large homes sometimes reach the advertised number by counting a small service room, so asking for dimensions or a floor plan would help.
 
I would not rely on “maintained” as proof that there is no structural work ahead. A tidy dated interior can still sit alongside roof, drainage, damp or cracking concerns. For any candidate, ask what has actually been repaired and when, then make an independent inspection part of the process.
 
That is sensible, although I think the opening is already cautious enough. Requiring a perfect building may exclude homes where the only pending items are manageable maintenance. The useful distinction is between defects affecting the structure or immediate occupation and ordinary work that can be planned over several years.
 
Is R$3,612,000 a firm ceiling including all purchase-related costs and initial repairs, or only the property price? If it is the total amount available, responses should be filtered below that figure so a dated home does not consume the entire reserve before renovation starts.
 
Availability needs a more exact definition too. Do you need vacant possession by a certain month, or can you wait for an occupied property to become available? Sellers may use “available” to mean ready for an agreement rather than ready to move into, so ask for both occupancy status and the anticipated handover timing.
 
A compact response template could prevent vague offers: neighbourhood; municipality; floor area; five-room layout with approximate room sizes; tenure and any shared-property arrangements; asking price; occupancy; expected handover; usual transport route; known structural issues; and recent major maintenance. Photos are useful, but a floor plan and specific condition notes would make it much easier to reject unsuitable options before arranging visits.
