I have checked the broad Phoenix-area supply and an $855,000 target appears to produce possible five-bedroom options. What remains unclear is whether the advertised fifth bedrooms are practical rooms and whether apparently tidy homes are concealing significant structural work.

I am open to an older or cosmetically dated interior where the main building has been properly maintained. Transport also matters, although I would rather compare actual routes than reject a workable layout based only on a broad location label.

For any suggested property, please provide the neighbourhood, floor area, ownership or tenure arrangement, expected availability and a floor plan or clear account of the bedroom configuration. Information about known structural issues or repairs would be more helpful than presentation photographs alone.

It would help to define transport access. Is the priority a particular commute destination, road connection, or public transport? “Near Phoenix” could otherwise produce options that look suitable on paper but are impractical for your routine. Also, is $855,000 a firm ceiling or a target before other purchase costs?

I wouldn’t filter too aggressively on transport before seeing the actual bedroom layouts. Some homes marketed as five-bedroom may use a converted space, small office, or room without much separation. Ask for a floor plan and identify which bedrooms need to work full-time.

For condition, cosmetic photographs are not enough; any promising property still needs appropriate inspection and clarification of known repairs.

Good points. $855,000 is the target, so responses should flag clearly if the asking price is above it rather than assuming flexibility. I also agree that the five bedrooms need to be genuine usable rooms; please note any conversion or bedroom that functions more like an office.

For transport, include the practical road and public-transport options rather than just saying access is “good.”

Anyone replying with a candidate should probably use a simple format: neighbourhood, asking price, floor area, five-bedroom breakdown, ownership or HOA arrangement, availability, transport details, and any disclosed structural concerns. That will make comparisons much easier and prevent a renovated kitchen from distracting from roof, foundation, or other building-condition questions.
