I’m looking to buy a 5-bed home in or near Seoul, targeting ₩1,925,000,000. Reasonable transport access is important, as is a building with no major structural work needed immediately. A dated interior is acceptable if the property itself has been maintained.

Please include the neighbourhood, floor area, form of tenure or ownership being offered, bedroom layout and expected availability. I’d also appreciate a clear description of the building’s condition rather than interior photographs alone.

It would help to define “reasonable transport access.” Is there a particular station, business district or maximum journey time you need? A home can be close to a station but still be unsuitable for your actual commute, so that detail may produce much more relevant responses.

Also clarify whether you need five conventional bedrooms or whether a study, enclosed family room or other flexible space could count as the fifth. Ask respondents to show the floor plan and state how the quoted floor area is measured. Otherwise, listings that sound comparable may have very different usable layouts.

The willingness to accept dated interiors actually makes the building condition more important, not less. “Well maintained” may sound reassuring while saying nothing about the roof, structure, exterior, plumbing or work planned for shared areas.

I would ask respondents to split cosmetic ageing from defects or major maintenance and to disclose any known building work that could create expense or delay occupation. Availability also needs a definite meaning: vacant possession on an identified date is different from a home that is still occupied with no firm departure schedule. Those answers could rule out an otherwise attractive five-bedroom layout before transport distance or finishes become relevant.

I wouldn’t narrow the search too aggressively around station distance before seeing what five-bedroom layouts are available. Layout and condition are harder to change than a slightly longer connection. Is ₩1,925,000,000 the absolute purchase ceiling, or could you go modestly above it for the right property? Equally, does that figure need to leave room for transaction and initial repair costs?

A practical next step is to issue a two-tier brief: essential requirements and preferences. Put five genuine bedrooms, acceptable structural condition, tenure and a firm availability window in the first group. Put interior age and preferred transport distance in the second, once you have defined the destination.

For each response, request the same short set of details: neighbourhood, nearest useful transport, floor area, floor plan, ownership or lease arrangement, asking price, occupancy status and any known building work. That should make unsuitable offers easy to remove without relying on sales descriptions.
