Owners may prefer buyers who accept a property as presented, but I am hesitant to take on major structural work immediately after purchase. I am seeking a five-bedroom home in or near Rio de Janeiro with a target budget of R$2,436,000; cosmetic modernisation is acceptable where the structure and maintenance record are sound.

Transport needs to be workable, though I can consider different neighbourhoods if the route is practical. Please state the location, floor area, bedroom arrangement, availability and current occupancy, along with the form of ownership and any known title, usage or structural complications. There may be some room in the budget for a particularly close match.
 
“Near Rio” could produce very different suggestions. Is transport access about a particular workplace or destination, and would you consider both rail and road access? Even a maximum acceptable journey time would help people narrow the area without guessing.
 
It would also help to clarify what you want reported under tenure. Are you asking whether the property is being sold with vacant possession, whether anyone currently occupies it, or whether there are any title or usage complications? Sellers may otherwise omit that point or interpret it differently.
 
Is this strictly a house, or would a large apartment qualify? Five listed bedrooms can mean five proper bedrooms, or four plus a very small service or flexible room. I’d ask for room dimensions or a floor plan before treating every response as comparable.

I partly disagree with narrowing everything immediately. If the OP has not fixed a daily destination, a broader first round could reveal better-value neighbourhoods. Respondents should still state the neighbourhood and realistic transport options clearly; then unsuitable areas can be removed before viewings.
 
A simple format may make responses easier to compare:

Neighbourhood; asking price; floor area; five-room layout; property type; ownership and occupancy position; transport options; known structural condition; expected availability.

Then add renovation needs and recurring property charges separately. That should expose vague replies quickly.
 
Also ask whether availability means ready for viewings, ready for an offer, or expected to be vacant by a particular date. Those are not the same thing. A promising property may fit the budget and layout but still be useless if the timing does not match yours.
