Wanted: 5-bed home near Mumbai, budget ₹118,600,000

I’m looking for a 5-bed home near Mumbai with a target budget of ₹118,600,000. Reasonable transport access matters, and I want to avoid anything needing major immediate structural work. Dated interiors are fine where the building itself has been maintained.

I’m open to suitable apartments or houses. If suggesting a property, please include the neighbourhood, floor area, tenure, bedroom layout and expected availability.
 
“Near Mumbai” covers a very wide search area. What destination does the transport access need to serve, and what maximum journey would you accept? A property that works for a commute into one part of Mumbai may be impractical for another. It would also help to know whether all five bedrooms must be full-sized.
 
I’d be strict about the bedroom description. Some listings may present a study, staff room or enclosed space as the fifth bedroom. Ask for a floor plan and dimensions before arranging a viewing, especially if five people need separate rooms.
 
I wouldn’t automatically reject a four-bedroom plus study if the layout genuinely works. That flexibility could produce a better-maintained building or better transport access within ₹118,600,000. The key distinction is whether the extra room has usable access, light and privacy rather than merely what it is called in the listing.
 
For condition, request more than photographs of the apartment interior. Ask about the building’s maintenance history and whether there are visible signs of water ingress, persistent damp or significant cracking. A dated kitchen is a predictable expense; uncertainty about the structure or common areas is a different risk and merits an independent inspection.
 
Availability also needs defining. Do you need vacant possession on completion, or could you consider a home that is currently occupied and becomes available later? Sellers and agents sometimes use “available” to mean available for viewing, not ready for the buyer to move into.
 
A useful response template might be: neighbourhood, nearest practical transport link, floor area, exact five-room configuration, tenure as stated in the paperwork, occupancy status, expected handover timing, asking price and known repair needs. That should filter out vague leads before you spend time travelling to view them.
