Getting the area wrong would leave me with a difficult daily journey, while choosing on appearance alone could leave no room for essential building work. I am seeking a 4-bed home near Mumbai with useful transport access and a target price of ₹39,240,000. Older finishes are acceptable; serious structural problems requiring prompt attention are not.

Please give the neighbourhood, measured floor area, tenure and likely possession date for any suitable option. An actual bedroom breakdown would be more useful than the 4-bed label, and I would also like to know the nearest practical transport connection. I can consider some cosmetic renovation, but availability and the condition of the wider building will affect how flexible the budget can be.
 
“Near Mumbai” covers a lot of very different commutes. Which destination would you travel to regularly, and what journey time is acceptable? Also, is ₹39,240,000 the purchase price alone or your total budget including transaction costs and renovation? Those two details should make any responses much more relevant.
 
It would help to specify whether floor area should be quoted as carpet area or another measurement. For the four bedrooms, do you need four full-sized sleeping rooms, or would a smaller study-sized room be acceptable? Listings can describe layouts differently, so an actual room breakdown matters more than the label.
 
One more point: ask respondents to distinguish between vacant possession, a seller-dependent completion date and a currently occupied home. “Available” can mean different things. I’d also request the building’s approximate age, maintenance history and any known planned major work, rather than relying only on the condition of the individual home.
 
A dated home can be manageable. A freshly presented one can still come with expensive shared-building problems, so neither appearance tells you enough on its own.

The earlier point about availability is worth combining with condition checks: once the commute area is narrowed, compare a shortlist using the same floor-area basis, possession status, building age, maintenance history and planned major work. Damp, recurring cracking or ageing shared services deserve more attention than decorative finishes, followed by an appropriate independent inspection before committing.

If ₹39,240,000 is an absolute ceiling, keep purchase candidates below it to leave room for work. If there is separate flexibility for repairs, the shortlist can include sound homes with more dated interiors.
