The aim is a maintained four-bedroom home in or near Dubai, but balancing space and transport access within AED 4,716,000 may be the obstacle. Cosmetic updating is fine; immediate building or structural work is not.

When replying, please give the neighbourhood, floor area, tenure, bedroom arrangement and expected availability. A concrete indication of transport access, such as the nearest practical public transport option or typical route into Dubai, would also help. Different property styles are welcome, and I may have limited budget flexibility, but any amount above the target should be stated clearly.
 
It may help to define “near Dubai” and what transport access means for you. Is the priority a manageable drive into a particular part of the city, or proximity to public transport? Also, do all four bedrooms need to be full-sized, or would a smaller fourth bedroom be acceptable? Those details could narrow the responses considerably.
 
I agree on clarifying the destination, but I wouldn’t narrow the neighbourhoods too quickly. At this budget, condition, floor area and travel time may pull in different directions. Ask respondents to separate cosmetic renovation from building or structural concerns, and to confirm whether availability means vacant now, a future handover, or occupation after an existing arrangement ends.
