Wanted: 3-bed home near Mexico City, budget MX$3,510,000

A house may offer a better three-bedroom layout, but I am hesitant to rule out apartments when transport is a priority. My budget is around MX$3,510,000 for somewhere in Mexico City or within a workable commute.

All three bedrooms should be usable rather than counting a service room or windowless study. Older finishes do not bother me, although I want to avoid major structural repairs soon after purchase. Please give the area, square metres, ownership or tenure details, likely handover timing and actual room arrangement with any suggestion.
 
It would help to define “near” and what counts as reasonable transport access. Do you need a particular Metro or Metrobús connection, or would a bus route and a longer journey work? That distinction could change which neighbourhoods people suggest.
 
Also, does each of the three bedrooms need to function as a full-time bedroom? Some listings may describe a small service room, study or internal room as the third bedroom. I’d ask for dimensions and windows rather than relying only on the advertised count.
 
Allow time and money for an inspection before judging the home by its appearance. New paint may conceal damp or repaired cracks, while an unfashionable interior can still belong to a sound, well-maintained building.

Ask for the maintenance record and details of alterations, cracking and moisture problems. Then have the structure independently checked in a way suited to the particular house or apartment.
 
Are you firm at MX$3,510,000, or does that figure need to include transaction costs and any initial repairs? Sellers or agents should also clarify whether the property is vacant, owner-occupied or tenanted, since “available” can mean different things. A useful response format would be: neighbourhood, asking price, square metres, true bedroom configuration, ownership/tenure details, nearest practical transport and realistic handover date.
