I’m looking to buy a home near Warsaw with two actual bedrooms, a target budget of PLN 4,681,000 and reasonable transport access. A dated interior is acceptable, but I want to avoid a building needing major structural work immediately.

If suggesting a property, please include the neighbourhood, floor area, tenure or legal ownership form, expected availability and the relevant transport connection. A floor plan would also help confirm that “2-bed” means two bedrooms rather than two rooms in total.
 
You may get better matches if you define “near Warsaw” and the journey that matters. Is the priority a rail connection into central Warsaw, public transport generally, or driving access? A maximum door-to-door travel time would be more useful than distance alone.
 
On condition, photos of a renovated flat won’t say much about the building. Ask respondents to separate interior condition from structural and common-area condition, and to disclose any known major works or unresolved problems. You could then make any serious offer dependent on document checks and an independent inspection appropriate to the property type.
 
Also, is PLN 4,681,000 a firm purchase-price ceiling or an overall amount including refurbishment and transaction costs? The precision makes it sound like a hard limit. If some must remain available for a dated interior, sellers and agents need to know rather than sending properties priced at the full amount.
 
I wouldn’t narrow the neighbourhood too aggressively before seeing layouts. Two homes with the same floor area can work very differently, especially where one bedroom is only accessible through another room or the living area doubles as sleeping space. Availability should also mean an actual expected handover date, not merely that viewings are available.
 
I’d settle three points before considering listings: the commute destination and maximum travel time, whether the budget is purchase-only or all-in, and whether houses are included. Then shortlist only responses that provide a floor plan, precise ownership description and enough condition information to justify a viewing. That avoids spending time on attractive interiors that fail the bedroom or building requirements.
