Wanted: 1-bed home near Lima, budget PEN 1,144,000

I’m looking to buy a 1-bed home in or near Lima, targeting PEN 1,144,000. Reasonable transport access is important, though I have some flexibility on the exact neighbourhood. I’m happy with a dated interior, provided the building has been maintained and there is no major structural work needed immediately.

If suggesting a property, please include the neighbourhood, floor area, tenure, expected availability and bedroom layout. Please also say whether the asking price leaves any room for negotiation.
 
Transport access depends heavily on where you need to reach. Is this for a regular journey into a particular part of Lima, or do you simply want to be near reliable public transport? Naming one or two acceptable destinations would help people suggest neighbourhoods rather than sending unrelated listings.
 
It would also help to clarify what you mean by tenure here: are you only considering full ownership, and are apartments acceptable? For the bedroom, do you require a separate room with a door and window, or would an open-plan sleeping area count? Finally, when do you need the property to be available?
 
The description covers the condition of the unit, but it does not tell you whether the building has postponed common-area repairs. A neat interior can make that distinction easy to overlook. For any serious candidate, I’d ask for the maintenance history and have the condition checked independently.

The PEN 1,144,000 limit also needs a firm definition. If that is the purchase-price ceiling, keep a separate allowance for transaction costs and early repairs. If it is the entire available budget, reduce the search price now rather than relying on negotiation later.
