My preferred outcome is a maintained 1-bed home with practical transport into Jakarta; the obstacle is avoiding a purchase that immediately needs major building work. The target price is IDR 5,379,000,000, with some flexibility for an older interior if the underlying property and shared facilities are sound.

For an initial match, please give the neighbourhood, floor area, tenure, likely availability and nearest useful transport link. I would also like to know whether the bedroom is fully enclosed rather than simply divided by panels. Please indicate if the stated budget needs to cover anything beyond the purchase price.
 
You may get better matches if you define “near Jakarta” by journey rather than distance. Would you accept somewhere outside the city boundary if the transport connection is straightforward, or do you need a Jakarta address? Also, is IDR 5,379,000,000 the purchase price alone, or must all transaction and renovation costs fit inside it?
 
I would also clarify what counts as a 1-bed. Some listings may have a sleeping area separated by glass or sliding panels rather than a fully enclosed bedroom. If privacy, ventilation or natural light in the bedroom matters, say so now; otherwise you could receive plenty of technically relevant but unsuitable responses.
 
On condition, “maintained building” is too broad for sellers to answer consistently. Ask respondents to separate the condition of the unit from shared areas and building systems. Recent decoration can make a unit look ready while telling you little about leaks, cracking, lifts or other common facilities. Photos are useful for screening, but they cannot settle structural concerns.
 
I would rather receive a few plausible matches first, but an exhaustive opening request could prevent that if the respondent does not yet have every document. The details already suggested in the thread show which facts are useful for screening, though not all need to arrive in the first message.

A workable first cut would be location, area, tenure, availability, floor level, bedroom type and a relevant transport connection. Building-system history, evidence of maintenance and detailed condition questions can follow once a property survives that filter.
 
There is a middle ground: require the facts that can eliminate a property quickly, then ask for detail later. I’d add whether the floor area quoted is internal space or includes other allocated areas, plus the floor level. Those points can materially change how two apparently similar 1-bed properties compare.
 
The transport requirement still needs one anchor. Access to which part of Jakarta, and at what time of day? Being close to a station is not automatically useful if it creates an awkward transfer for the trip you expect to make. Even naming one preferred destination would make neighbourhood suggestions more focused.
 
Agreed. I’d suggest the OP reply with four limits: maximum acceptable journey to the main destination, whether locations outside Jakarta qualify, minimum usable floor area, and whether the budget has any flexibility for an unusually good fit. Then compare responses in the same format: price, neighbourhood, area definition, tenure, availability, layout, transport route and known condition issues.
