I’m looking for a 1-bed home in or near Bangkok, with a target budget of THB 29,160,000. Reasonable transport access is important, and I do not want a property or building requiring major immediate structural work.

A dated interior is acceptable if the building has been properly maintained. If suggesting a property, please include the neighbourhood, floor area, tenure and expected availability.
 
“Near Bangkok” may be too broad to produce relevant offers. Would you prefer central Bangkok, an outer district or somewhere beyond the city boundary with a manageable commute? It would also help to define reasonable transport access—walking distance to BTS/MRT, a short taxi connection, or simply good road access.
 
You ask sellers to state tenure, but do you have a preference between freehold and leasehold? That could remove unsuitable options early. Also, is this definitely a condominium search, or would you consider another property type if it had a genuine one-bedroom layout?
 
The ideal result is a sound building with an interior the buyer can update, but appearances may hide expensive common work. Fresh paint in the lobby has little value if lifts, drainage or other shared services are approaching replacement.

Ask for details of completed and scheduled projects before ruling a property in. If those records look satisfactory, the next stage should be an independent inspection of both the unit and the accessible common areas.
 
A simple response format might help people send comparable options:

One more field: bedroom layout. Some properties marketed as one-bedroom have a sliding partition or an internal sleeping area with little separation from the living room. Felix, do you require a fully enclosed bedroom, and does it need an external window?
 
I wouldn’t make a fixed distance from a station the sole transport test. In Bangkok, the actual walking route, major road crossings and the connection at the other end can matter more than a straight-line distance. Asking for approximate door-to-platform time would be more useful than accepting “close to transit.”
 
The THB 29,160,000 figure is unusually precise. Is that a firm ceiling, a converted budget or only a target? Sellers need to know whether purchase costs, renovation and furniture must fit inside it. Since a dated interior is acceptable, reserving part of the budget for updating it may be sensible.
 
Expected availability also needs defining. Do you require vacant possession by a particular date, or would you consider a currently occupied property if the timing were clear? “Available” can otherwise mean available to view, available to contract or ready to move into.
 
Once those points are clarified, I’d shortlist on building condition and location first, then compare interiors. Decoration is relatively easy to understand from photos and a visit; uncertainty about the building or an inconvenient daily journey is harder to fix after purchase.
 
On tenure, don’t rely only on the wording in an advertisement. What can be acquired and on what terms may depend on the property and buyer’s circumstances in Thailand. Any promising option should have its tenure and ownership route confirmed by an appropriately qualified local adviser before money is committed.
 
Ella’s door-to-platform suggestion is good, but I’d also test the journey at the hours you expect to use it. A route that looks reasonable during a quiet viewing may feel quite different at commuting time. For each serious candidate, note walking conditions, interchange requirements and road noise inside the unit.
 
Felix, the remaining issue is priority. If the ideal location, larger floor area, preferred tenure and well-maintained building do not all align, which one can give? Ranking those four—and confirming the bedroom and budget points Ivan raised—should make the wanted post specific enough for useful matches rather than a pile of loosely related listings.
