Viewing confirmations should include more than a time and an address

What would you put in a viewing confirmation for an occupied home?

Time and address are obvious. I would also include where to wait, who will meet the buyer and what to do if either side is running early or late. A short message could prevent some awkward surprises.

An explicit instruction to wait for the host. Arriving early doesn't mean access starts early.

Ask buyers to mention accessibility needs in advance, and give a way to ask practical questions. A viewing can go badly for reasons that have nothing to do with interest in the home.

Keep it short. A wall of house rules will get skimmed. The important points should be readable on a phone outside the property.

Fair. Three useful lines probably beat a full policy: meeting point, access arrangement and a contact for changes. Anything else can be answered when needed.
