Vienna newcomer looking for a sensible starting point

I’d like to build a sensible framework for comparing Vienna studios with other markets, but I’m not yet sure which Austrian discussions contain usable evidence rather than asking-price impressions. I work as a market analyst and am mainly looking at purchase costs, sale figures and the assumptions needed to model a first purchase.

Is the better entry point here the Austria section, threads for new buyers, or posts that explain how members collect local market data?

The local section is the obvious place to look, although I would hesitate to begin with completed prices in isolation. Pair each relevant sale discussion with the beginner and legal-checklist threads so you can see what the number leaves out—for example, whether two similar studios differ sharply in condition or transaction costs.

If this is an investment model, prioritise threads that separate management and renovation assumptions. If it may be your home, give more weight to financing and one-off purchase costs.

One question that will help narrow the recommendations: are you modelling studios as a possible home or as an investment? For the latter, property management and renovation assumptions may matter as much as the purchase-price gap. For a home purchase, mortgage comparisons and one-off transaction costs probably deserve more attention.

I’d take a slightly different route and build the comparison framework before choosing a favourite dataset. Record advertised price, any known completed price, size, condition, renovation allowance, financing assumptions and transaction costs in separate fields. Otherwise precise-looking figures can conceal mismatched properties. Then use the Austria discussions to identify which fields you are missing and ask narrowly focused questions.
