Only one of the four apparent comparables is a completed sale. The other three are still advertised, which leaves very little firm evidence for testing the £647,400 asking price.

This is a five-bedroom country home in London of about 2,740 sq ft, in broadly average condition. The light and position are strong, while the finishes are dated and the energy costs may need closer examination. I do not want the larger floor area to overwhelm differences in the immediate setting, parking or outside space when adjusting the sold comparable.

Tenure is the missing fact most likely to alter my view. Any lease terms or recurring charges could change both value and buyer demand. Beyond that, would micro-location, parking provision or the cost of improving energy performance cause the largest revision before obtaining a local appraisal?
