For October 2024, the preliminary Utrecht snapshot for small multifamily property shows an indicative 23 days on market, asking-price movement of +0.4%, and visible financing sensitivity around €1,044,000. These are discussion inputs, not an official index.

The practical decision is whether to retain one citywide summary or split it by neighbourhood and price band. Completed-sale evidence, inventory changes, sample definitions and revision dates would help. Please include a source link where available, or clearly label any on-the-ground observation.
 
Before splitting the figures, what counts as “small multifamily” in this sample, and how is time on market measured: first advertisement to removal, agreement, or completion? A shift in the mix around €1,044,000 could produce both the 23-day figure and the +0.4% movement without indicating a broad market change.
 
Good questions. I do not yet have enough documentation to define either point confidently, so I will keep the figures labelled indicative rather than treating them as a continuing series. Any evidence submitted should state the unit count or property type included, the date range, how withdrawn listings were handled, and what event ended the marketing period.
 
I would go further and avoid describing “financing sensitivity” as a finding until there is completed-sale evidence. Listings lingering near €1,044,000 might reflect financing, but they might also be concentrated in a particular neighbourhood, condition, tenure situation, or property-type mix. Asking-price movement of +0.4% is similarly hard to interpret unless it means like-for-like repricing rather than a change in newly listed stock.
 
A compact table would make the next update more useful: neighbourhood, price band, property subtype, active inventory at each observation date, new listings, withdrawals, completed sales, median or range of marketing time, and the date each entry was revised. Keep listing evidence and completed-sale evidence in separate columns. That should reveal whether the citywide figures survive once the mix is visible.
