I would like to tell whether Utrecht buyers became more selective in April 2026, but the available figures may not describe the same properties or the same period. Well-presented detached homes appear to be selling in about 31 days, while those requiring work take longer, and there is an apparent 4.4% difference between asking and completed prices.

My initial assumption was that condition explains both patterns. A single expensive completion in one neighbourhood, however, could shift the price comparison without saying anything about buyer behaviour across the city. I therefore need the transaction count, the definition of the asking price and any revision history before drawing a conclusion. Neighbourhood-level completed sales would be especially helpful.
 
The 4.4% figure is hard to interpret without the sample size and price definition. Are you comparing completed prices with the initial asking price, the final asking price, or unrelated active listings? Completion data can also reflect agreements made earlier, while your 31-day figure describes April listings. I’d separate those timelines before calling it a market shift.
 
I agree about matching the dates, but I wouldn’t dismiss the pattern as merely a data-timing issue. Detached homes are a narrow, neighbourhood-sensitive segment, so a small change in which properties reached the market could move both figures.

I’d split the sample by neighbourhood and condition, then note transaction volume and any later revisions to the sold data. If the 4.4% gap persists across those groups for more than one month, selectivity becomes a stronger explanation; if not, seasonality and mix are more plausible. Policy timing is also worth noting, but not assuming as the cause without a visible change around the relevant date.
