Using PropertyGuru from Boston to search for a Bengaluru retail unit

I’m in Boston and have been using PropertyGuru to search for a retail unit around Bengaluru. The coverage is useful, but duplicate listings, stale availability and inconsistent floor-area data make comparisons harder than expected. Flood-risk information has been the most valuable feature for me. The biggest gaps are a clear listing-freshness date and an obvious explanation of what happens after contacting an advertiser. How does the mobile experience hold up, particularly the filters and follow-up after an enquiry?
 
Given those inconsistencies, I’d treat it as a shortlist tool rather than a reliable comparison table. Before contacting anyone, group likely duplicates using the photos, map pin, quoted area and price. Then ask the advertiser to confirm availability, the precise location and what the floor-area figure represents. A posted or last-updated date would make that process much easier.
 
How accurate are the map pins in the results you saved? For retail space, a pin shifted even a short distance can change the surrounding foot traffic and access assumptions. I’d also want to know whether the mobile filters preserve all your criteria after opening a listing and returning to results. Losing area or location filters could make the duplicate problem look worse.
 
I agree about verifying the pin, but I wouldn’t make flood-risk the deciding portal feature. It is useful for screening, yet the unclear area figures and stale status affect whether two listings are comparable at all. Price history and links to sold records, where available, would also provide more context than the current asking price alone.
 
A practical workflow would be to save a small number of tightly filtered searches, watch whether alerts repeat the same units, and keep a separate list with the listing date, last visible update, area description, map location and advertiser response. When contacted, ask for confirmation of each item rather than simply whether the unit is available. That should reveal quickly whether the problem is the portal data, the advertiser’s information, or both.
