Tokyo inventory shifted in April 2026 — seasonal noise or greater buyer selectivity?

The apparent 0.3% gap suggests asking and sale prices are nearly aligned, but I am hesitant to read much into it without knowing the source date and revision history. April 2026 may contain too few completed transactions, or the records may not yet reflect later corrections.

I have also noticed well-presented mixed-use buildings changing hands in about 57 days, while properties requiring substantial work seem slower. Has anyone seen the same pattern at neighbourhood level? It would be useful to know the property type, transaction period and volume, and whether each comparison uses the original listing figure, the latest revised price or the final recorded consideration. Buyer selectivity is one explanation, but thin reporting or a change in the mix of properties could produce a similar result.
