The purpose and deadline need to be clear before a useful quote can be prepared. I am available for property valuation assignments around São Paulo, with the scope agreed before any work starts.

For an initial discussion, a general property type, approximate area, intended use of the valuation and required timing are enough; there is no need to post a full address or private paperwork here. The written proposal should then state whether an inspection is required, what will be delivered, the timetable, exclusions and the fee basis. Before appointing anyone, also verify credentials, professional insurance, potential conflicts and who may rely on the final valuation.
 
What does the initial quote need beyond property type, approximate location and timing? It would also help to know whether fees are normally proposed as a fixed amount or on another basis, and whether the written valuation is included rather than priced separately.
 
The purpose is a crucial missing detail. A valuation for an internal decision may not require the same scope or deliverable as one intended for a lender, dispute or formal reporting process. Would you confirm at the outset whether an inspection is needed and who can rely on the final report?
 
I don’t think a very general description is enough for a meaningful comparison. At minimum, I’d include the district, property type, approximate size, condition, occupancy status, intended use of the valuation and deadline. That still leaves room to protect the exact address and owner’s details.
 
How are conflicts handled when the valuer has previously dealt with the property, owner, buyer or another interested party? I would want the proposal to identify who is carrying out the work, the relevant credentials, whether professional insurance applies, and anything that could limit independence.
 
Turnaround time can be misleading unless it separates the inspection date, research period, draft delivery and final report. A fast headline response may depend on access to the property and the information supplied. I’d ask for those stages in writing rather than choosing solely on the earliest promised date.
 
Agreed on documenting the stages, though I wouldn’t treat insurance alone as proof that the scope is suitable. Coverage and relevance may depend on the engagement and jurisdiction. The client should ask what is covered, note any exclusions, and still examine the proposed method, credentials and conflict disclosure.
 
A useful request for quotation could therefore be short: general location, property type and size, valuation purpose, access arrangements, deadline and required report format. Then ask each provider to return the fee basis, payment timing, inspection assumptions, deliverables, exclusions, credentials, insurance position, conflict disclosure and estimated response dates. That should make the proposals much easier to compare on like-for-like terms.
