Sydney 1-bed listings: asking prices versus the street-level picture

First time tracking Sydney 1-bed property, and I’m trying to work out whether my sample reflects the market or just an awkward slice of it. Asking prices run from A$413,400 to A$620,200, the listings are mostly duplexes, and the typical listing has been visible for 102 days.

My suspicion is that service charges may explain some of the gap between quick sales and stale stock, but condition, financing, seller motivation and neighbourhood boundaries could be just as important. I’d especially like to compare asking prices with recent completed sales and distinguish genuinely available homes from withdrawn or repeatedly refreshed listings.

For people watching Sydney closely: are new listings building up, when are price cuts tending to appear, and what separates the properties selling quickly from those sitting around?
