This is my first pass at tracking Seoul duplexes, and I’m trying not to read too much into a small sample. Prices run from about ₩176,600,000 to ₩265,000,000, the indicated movement is +4.7%, and median marketing time is near 43 days. There are more listings, but not many I would actually buy; differences in condition also make the average noisy.
The point I cannot settle from the paperwork is energy performance. Are buyers negotiating a discount for weaker performance, or simply rejecting those homes and moving to another listing?
