I’m looking for an off-market villa in Austin with one bedroom and roughly 2,530 sq ft, up to $1,205,000. It should be habitable now, with scope for gradual improvement rather than requiring immediate major work.

Owners or authorized representatives can send a short summary first. Please include the floor-area basis, condition, ownership or tenure details, known local charges, and an explanation of the asking price. I’ll only proceed where ownership, representative authority, costs, and the price rationale can be verified.

The one-bedroom requirement may narrow this more than the budget does. Some properties with that much space could have additional rooms described differently, so say whether one legal bedroom is essential or whether you simply need one bedroom for use. That distinction could help owners decide whether to contact you.

Is the 2,530 sq ft meant to be interior living area, total enclosed area, or does it include garages and other spaces? For a quiet-market search, that needs to be explicit because otherwise two owners can submit very different properties while both claiming to meet the size request.

I’d soften the demand for a full asking-price rationale at first contact. A genuine owner testing the quiet market may not prepare that before knowing the buyer is serious. Request the headline facts initially, then ask for supporting comparisons, improvement costs, or other reasoning before arranging a viewing. Ownership and authority should still be established early.

Mateo’s floor-area point is important. I’d also ask what “habitable” means to you: merely usable, or acceptable without urgent electrical, plumbing, roof, or climate-control work? A short list of deal-breakers would prevent unsuitable submissions without forcing owners to produce a detailed condition report at the introductory stage.

A simple first-contact format could keep this manageable: general Austin area, asking price, bedroom configuration, stated interior area and how it was measured, current condition, ownership interest, representative authority if applicable, recurring local charges, and reason for selling privately. Then request verifiable supporting material only from plausible matches. Also clarify whether $1,205,000 is the purchase-price ceiling alone or must include planned improvements and transaction costs.
