I’m looking for a duplex in Madrid with 5 bedrooms and roughly 95 m², with a maximum budget of €188,600. It should be habitable now, even if it needs gradual improvement. Clear ownership, tenure, floor-area details and documented local charges are essential.

You may need to narrow this by district or travel radius. At that budget, location will strongly affect whether five genuine bedrooms in a duplex layout are realistic. Also say whether 95 m² is a target or a minimum; stairs and circulation can consume a meaningful part of a duplex’s space.
 
I’d question the five-bedroom requirement before relaxing the location. Five rooms within roughly 95 m² could produce very small bedrooms and compromised living space, especially across two floors. A four-bedroom property with a room that can be divided later may fit the practical need better. Also, quiet-market exposure does not automatically mean a lower or better-supported asking price.
 
Before anyone sends a full document pack, use a simple first-pass list: approximate location, constructed and usable area, current layout, occupancy, tenure, condition, asking price, recurring local charges, and who is making the offer. If it comes through a representative, ask what authority they have to act. That should eliminate unsuitable leads while keeping sensitive ownership documents for a later verification step.
