I’m looking for a Jakarta apartment with 5 bedrooms and roughly 195 m², with an asking price no higher than IDR 18,990,000,000. Habitable condition is preferred; gradual improvements are fine.

For a first message, please include the floor-area basis, tenure, current condition, local charges, and the reasoning behind the asking price. Representatives should also state their authority to act. I’m open to quiet-market properties, but clear ownership and verifiable costs are essential before progressing.

Also clarify whether you mean usable internal space or the figure stated in the property records, as owners may describe area differently.

Agreed on separating those amounts. The initial summary should say whether any building or local charges are outstanding and whether the quoted price includes anything beyond the apartment itself. Representative authority also needs attention: “I know the owner” is not the same as being authorised to negotiate or share documents.
 
A short screening format might reduce unproductive messages: asking price, five-bedroom confirmation, stated area and area basis, tenure, occupancy status, condition needing attention, recurring charges, arrears if any, ownership-document availability, and representative authority. Photos and a floor plan would help with layout, but sensitive ownership material can wait until both sides have established a credible basis to proceed.
 
One further caveat on “habitable with gradual improvement”: ask what work is actually anticipated and whether the building places practical restrictions on renovation timing or access. Cosmetic work is a different proposition from changes involving services or layout. That distinction may be more useful at first contact than a broad description such as “needs updating.”
