I’m trying to sense-check a San Francisco sample rather than draw conclusions from asking prices alone. The listings fall between $576,000 and $864,000, are mostly warehouses, and the typical listing has been visible for 76 days.
My working theory is that property condition and maintenance explain much of the difference between quick sales and stale stock, but seller motivation, financing and neighbourhood boundaries could be just as important. Completed-sale figures are harder to find than asking data, and withdrawn listings may distort the picture too.
For anyone following this market closely: are recent completed sales supporting those asking prices, and when are sellers usually making their first price cut? It would also help to know whether new-listing volume is rising or whether the same stock is simply sitting longer.
