Either Rotterdam prices genuinely moved by 3.5%, or the October 2024 sample simply contained a different mix of properties. Neither explanation is convincing without seeing the underlying listings and sales.

For this coastal-home subset, the headline figures are 68 days on market and a financing-sensitive level around €1,141,000. They should be treated as provisional until the category itself is clear. For example, replacing a few smaller flats with waterfront houses could raise the asking-price measure without any individual property gaining value.

Please include links and revision dates for any sources. Completed transactions, changes in available stock, property-type counts and neighbourhood breakdowns would help establish whether this is a market movement or a sampling effect.
 
The sample definition needs sorting out before the +3.5% tells us much. Is that a change in initial asking prices, current asking prices, or the mix of listings? Likewise, does 68 days cover sold homes, active listings, or both? A smaller share of lower-priced properties could move the headline without individual homes becoming more expensive.
 
I would also question the “coastal homes” category. Does it mean waterfront property, particular Rotterdam neighbourhoods, or listings marketed with some coastal connection? Those groups may behave very differently. The €1,141,000 level could be useful, but only if we know how many properties sit near it and which property types dominate that band.
 
A practical next update would show the three headline figures alongside the observation period, sample size, property-type mix and neighbourhood split. Then add completed prices separately from asking prices, plus inventory at the start and end of October. Keep the original publication date and note later revisions rather than silently replacing figures. Without that structure, I would not treat the snapshot as evidence of a Rotterdam-wide rise.
