I’ve been tracking this for 81 days. Asking rent for comparable Doha condos appears to be around QAR 11,030, while my tenant pays about QAR 9,367. They pay reliably and look after the home.

Would you seek a modest increase or prioritise retention? I want any review to follow Qatar’s current notice rules and preserve the relationship. The headline gap looks attractive, but vacancy, refurbishment and the risk of a worse replacement could erase it.
 
One clarification: QAR 11,030 is an asking-rent figure, not proof that similar units are actually completing at that level. I’m also unsure how much weight to give the tenant’s maintenance history when setting the figure. What information would you gather before approaching them?
 
Start with the cost of losing them. The monthly gap is QAR 1,663, but one vacant month at the current rent costs QAR 9,367—roughly five and a half months of the full potential increase, before cleaning, repairs or marketing. That makes a moderate adjustment easier to justify than immediately chasing the asking figure. Verify the applicable notice requirements and then explain the proposal early and calmly.
 
I’d be even more cautious. Asking rents can reflect landlord ambition rather than completed deals, so they should not be the sole basis for an increase. Reliable payment and good care have real value, although ordinary maintenance obligations should remain separate from rent negotiations.

Also, don’t treat the deposit as protection against routine turnover costs. Condition should be documented against the original handover, and any deduction or return handled under the tenancy terms and current Qatar rules.
 
Build three simple scenarios: retain at QAR 9,367, retain after a modest rise, and replace at QAR 11,030 with realistic vacancy and refurbishment allowances. Then confirm the contract and current Qatar notice rules with someone locally qualified before sending anything. In the message, acknowledge the tenant’s record, state that QAR 11,030 is only the observed asking market, and invite a renewal discussion rather than presenting an ultimatum.
