Rent increase versus tenant retention for a detached home in Warsaw?

Push the rent too far and I could lose a reliable tenant; leave it untouched and the gap may become difficult to address later. The detached house is in Warsaw, with comparable homes advertised near PLN 19,600 while the tenant currently pays about PLN 15,730.

They pay on time and care for the property, so I am leaning toward a staged increase rather than trying to match listings immediately. I would also compare the extra annual rent with a realistic vacancy period, minor refurbishment, marketing and reletting costs.

For landlords familiar with Poland, what local notice procedure should I confirm before proposing anything? I would also welcome views on how payment history, deposit handling and likely turnover costs should affect the timing and amount.
