I have priced the visible renovation work at a preliminary C$202,700; what remains unclear is how much of the older 2,690 sq ft Toronto student property will need opening up. The current plan includes kitchen and bathroom work, new finishes, electrical checks and some energy improvements, but not an extension.
Finishes can be reduced or postponed. Problems with concealed plumbing, moisture, wiring or structure are harder to reverse once work begins, and exclusions, permits and material lead times could disrupt the order of the job.
At this stage, how would you size the contingency? I would also appreciate specific questions for a surveyor or contractor that could clarify plumbing access, signs of moisture, the likely electrical scope and whether any structural intervention is reasonably foreseeable.
