Property team in Manila seeking an acquisition analyst

This role requires someone who can organise competing requests and keep transaction records clear. We are recruiting an acquisition analyst for a Manila property team, with work spanning local market research, follow-up on active opportunities and documentation as deals progress.

Applicants should be comfortable setting out the assumptions behind their analysis and indicating the kind of property work they know. Please include your current location and availability when replying. Questions about reporting lines, work location, transaction volume or the salary range are welcome.

Could you share the salary range and whether this is office-based, hybrid or remote? Those two details will help people decide whether to put themselves forward, especially applicants who are not currently in Manila.

I’d also want to know who the analyst reports to. There is a big difference between supporting one acquisitions lead and coordinating requests from several people. Is this mainly an underwriting and research position, or will the analyst also manage follow-ups through the transaction process?

The description values communication, which is sensible, but applicants still need a clearer picture of the technical workload. What transaction volume does the team typically handle, and which software is used for analysis, document tracking and communication? No need for confidential figures—an approximate workload would help.

I slightly disagree that transaction volume alone will clarify the workload. A small number of complicated deals can demand more coordination than many straightforward ones. It may be more useful to describe the first-quarter goals: for example, whether the new hire is expected to build research processes, improve documentation or contribute directly to active acquisitions.

Please clarify the team size and whether local travel is expected. “Manila” can still mean very different working arrangements depending on where meetings and properties are located. If site visits are part of the role, candidates should know how often they are likely to happen and whether they occur during normal working hours.

Would applications from people elsewhere in the Philippines be considered if they can travel to Manila when required? I can see location and availability are requested, but the post does not say whether living in Manila is mandatory.

One more practical point: it would help to state what applicants should send beyond those three details. A résumé plus a short example of a property analysis—or an explanation of assumptions from a previous project, with confidential information removed—would let the team assess the communication skill mentioned in the post.

There are good questions above, but I would not ask candidates to prepare a substantial sample before the salary range and working arrangement are disclosed. A fair next step would be to add those basics, the reporting line and expected travel, then invite shortlisted applicants to complete a focused exercise with a clear scope.
