April 2026 snapshot for Porto condos: indicative time on market is 91 days, asking-price movement is +9.7%, and financing sensitivity appears around €772,800. These are discussion inputs, not an official index. The problem is deciding whether the movement reflects the market or simply a changing mix of listings. Please add completed-sale evidence, inventory changes, neighbourhood splits, revision dates or source links, clearly separating published data from on-the-ground observations.
 
The sample definition has to come first. Does the 91-day figure cover listings removed without a recorded sale, relisted condos, and new developments, or only continuously advertised resale units? The same applies to +9.7%: a larger share of expensive stock could raise the average without comparable homes becoming dearer. A price-band and property-type breakdown would make both figures more useful.
 
I agree on defining the sample, but I would not wait for a perfect split before publishing an update. Keep asking-price data and completed sales in separate columns, then show inventory by neighbourhood and price band. Also date every revision. That would reveal whether activity near €772,800 is a genuine financing threshold or merely where this month’s listing mix is concentrated.
