I’m deciding whether this December 2024 Paris snapshot is solid enough to maintain as a monthly series. Current indications are 94 days on market, asking-price movement of -3.7%, and visible financing sensitivity around €248,400. These are discussion inputs, not an official index.

The description says “country homes,” which needs clarification for a Paris-focused report. Please add completed-sale evidence, inventory changes, neighbourhood differences, source links and revision dates where available. Price-band and property-type splits would also help prevent changes in the sample mix from being mistaken for market movement.

The sample definition is the first thing to resolve. Does Paris mean the city, the wider Paris area, or properties marketed to Paris buyers? “Country homes” suggests a very different pool. Also, is €248,400 a median asking price, a financing threshold, or simply the band where buyer sensitivity was observed? Without those definitions, the 94 days and -3.7% cannot be compared reliably with a later month.

I wouldn’t discard it, but I would label it provisional rather than treat it as a Paris-wide measure. A useful next version could separate asking-price changes from completed-sale prices, then show inventory by neighbourhood, price band and property type. Keep the original December 2024 publication or revision date visible as well; otherwise later corrections may look like genuine month-to-month movement.
