October 2025 snapshot for Paris condos: indicative time on market is 111 days, asking-price movement is -6.5%, and financing sensitivity appears around €455,400. These are discussion inputs rather than an official index.

The main decision is whether this is strong enough to describe a softer market, or whether the figures mainly reflect the sample and price-band mix. Please add completed-sale evidence, inventory changes or neighbourhood splits, ideally with a source or a clearly labelled on-the-ground observation.

The -6.5% figure needs defining before it supports any conclusion. Is that the change from original asking prices to current asking prices, a monthly movement, or something else? A 111-day marketing period also means little unless withdrawn and relisted condos are handled consistently.

What sits inside the €455,400 sample? A median or average can shift simply because more smaller condos were listed that month. It would help to know the price bands, number of listings, whether studios are included, and whether the 111 days covers active listings or only properties that left the market.

I would not dismiss the listing figures just because completed sales are absent. They can still show seller behaviour earlier than completed-sale data, provided they are labelled correctly. My bigger concern is “financing sensitivity”: does that mean listings near €455,400 are taking longer, receiving more reductions, or merely being discussed more often? Those are different observations.

A single Paris figure could conceal large neighbourhood and property-type differences. Even within condos, condition, size and location may affect both marketing time and reductions. I would split the next update by neighbourhood where the sample allows, then show price bands and property types separately rather than treating every change as a citywide price signal.

For the next revision, keep the October 2025 snapshot unchanged and add a dated update beneath it. A compact table could show the metric definition, sample period, listing count if available, price-band mix, property-type mix, and any completed-sale comparison. That would also prevent later evidence from silently changing what the original 111 days and -6.5% represented.
