Paris apartments: 10.7% movement, 115 days on market—what are you seeing locally?

I’ve been looking at Paris apartments listed between €228,200 and €342,200. The snapshot I have shows 10.7% movement and roughly 115 days on market, but the negotiated discount seems to vary sharply with condition.

My working view is that local supply—including withdrawn stock and the pace of new listings—is creating more of the spread than headline demand. I’m trying to decide whether that holds up at neighbourhood level rather than treating Paris as one market.

Are recent completed sales supporting current asking prices, and when are sellers making their first price cuts? Please name the neighbourhood, apartment type and condition if possible. It would also help to know whether buyer financing or seller motivation appears to be driving the negotiation.
