Asking-price data is the obvious place to begin, but I’m hesitant to compare markets before defining the property and the full cost model. I’m an Osaka real estate agent currently looking at villas, transaction expenses, mortgage comparisons and property management.

I’d like to learn how members distinguish listing figures from actual sale evidence across different markets. Should I first use the Japan board to clarify what counts as a villa, or go directly to discussions covering completed transactions and first-purchase costs?
 
The local board and a broader data discussion are both reasonable starting points, but they answer different questions. First define “villa.” If you mean a holiday home, management and seasonal use may dominate the comparison; if you mean a detached urban house, completed transactions and mortgage terms will probably be more useful. Once that is clear, use the Japan board to find the closest property category before comparing prices elsewhere.
 
I wouldn’t begin with price data alone. Transaction costs are difficult to compare across countries unless everyone uses the same model: purchase price, financing, renovation, ongoing management and eventual selling costs. It would help to know whether you are studying these properties for owner-occupiers, first-time buyers or investors, because each group needs a different comparison.
 
Lucia’s right about defining the buyer, although completed-price data is still the best starting point for testing an advertised price. I’d use a simple sequence: define the property and buyer, compare asking and completed prices, then add mortgage scenarios and ownership costs. After that, management and renovation assumptions can be changed without confusing them with the market value itself.
 
Also keep the legal checklist separate from the investment model. A spreadsheet can show an attractive outcome while hiding unresolved ownership, use, renovation or contract questions. Those details vary by jurisdiction, so cross-market comparisons are most useful for process rather than assuming the same rules apply. Perhaps post one anonymised example from Osaka with the asking price, intended use and known cost categories; members could then point out what your model is missing without needing confidential transaction details.
