October 2024 is my cutoff for this snapshot, and the difficulty is deciding whether it shows an emerging warehouse trend or only differences between individual Jakarta properties.
The group is deliberately narrow. Asking prices range from IDR 3,651,000,000 to IDR 5,477,000,000, with about 51 days of marketing so far. Yet the listings are behaving very differently. Rental regulation may be influencing them, but condition, precise location, seller motivation and buyer finance could explain just as much.
I would like to compare completed transactions with changes in active stock, then check which listings were removed rather than sold and when reductions occurred. What source records would you use to verify those points? I’m also unsure how tight the neighbourhood boundary should be before the warehouse comparison becomes too small to mean anything.
