North America pulse: more choice, stubborn payments and cross-border demand

The North American market cannot be reduced to one national median. Inventory, insurance, property tax and financing reset at different speeds by metro and property type. Cross-border demand adds another layer; NAR's annual international transactions report is a useful benchmark for U.S. purchases by foreign buyers.

Post a local August snapshot with three numbers: active inventory, typical payment for the property you are tracking and completed or pending days on market. Add one qualitative point that the numbers miss, such as insurance availability, condominium reserves or a change in seller concessions.

State whether the data is city, metro, province/state or national. Canada, Mexico and U.S. replies are equally welcome.
