Mumbai inventory shifted in March 2025 — what are you seeing?

I’ve checked my saved Mumbai listings from March 2025, but I cannot yet tell whether the pattern survives outside that sample. In the neighbourhoods I follow, well-presented villas appear to disappear in around 9 days, while properties requiring work stay visible for longer. Where I can trace a completed transaction, the difference from the asking price is roughly 2.2%, although reliable sold figures are not consistently available.

Is this more likely to be a short-lived March effect, or evidence that condition now matters more to buyers? Neighbourhood details would help. Please also separate confirmed sale results from asking-price reductions, withdrawals and relistings, since those could create a misleading citywide picture.
 
Nine days may say more about your sample than Mumbai as a whole, especially with villas. How many listings are you tracking, in which neighbourhoods, and are you measuring from first publication or the latest relisting? The 2.2% gap also needs the original asking price and a reliable completed price; edited and withdrawn listings can distort it.
 
I wouldn’t dismiss the pattern entirely just because the sample may be small. Presentation could be separating ready-to-occupy homes from properties where buyers anticipate uncertain renovation costs. But one month cannot distinguish that from seasonality or policy timing.

I’d keep a March 2025 snapshot by neighbourhood, property type and condition, then record removals, relistings, revisions and confirmed completions separately. Transaction volume matters too: a quick sale pattern based on only a few deals can coexist with a generally slow market.
