Mumbai inventory shifted in July 2026 — what are you seeing?

The 1.9% difference between asking and sold prices is what caught my attention in the July 2026 Mumbai figures. Better-presented properties appear to be moving in about 37 days, while those needing work are lingering.

I’m not sure the narrow price gap proves that demand strengthened. It may instead mean selective buyers are completing on maintained homes while poorer stock remains unsold, or it could simply be July noise. Has anyone seen neighbourhood-level completed sales, original rather than reduced asking prices, or policy timing that might explain the pattern?
 
I wouldn’t call it a market shift from those figures alone. How many completed deals sit behind the 1.9%, and were their original asking prices recorded or only the latest reduced prices? Completed transactions can also lag July listings, so the two sets may not cover the same market period. Transaction volume and any later revisions to the data matter here.
 
Even so, a small headline discount can coexist with stronger selectivity. A maintained home may sell near its ask, while one needing work simply sits rather than completing at a large discount—so completed-deal data can miss part of the story.

I’d split the sample by neighbourhood, condition and property type, then compare days available, price reductions and completed volume. Also keep July separate until the following months show whether this was seasonal noise or a sustained change.
